At the outset, it is worth noting that the definition of the developer condition of the flat has not been formalized and is not included in the legal regulations. It is a common name, and the developer status is determined by the sales contract (or preliminary contract) concluded between the owner and the developer.

This document should contain a detailed description of the premises that will be transferred to the new buyer. This document is therefore an individualized definition of the developer's condition of each apartment provided by the developer.


A commonly accepted form of housing in the developer's standard is the so-called the raw state of the apartment, which allows for any arrangement of the living space and its finishing. It also has an external and internal infrastructure ensuring safety of use (external insulation, utilities for the plot, fencing of the area included in the purchased real estate, e.g. terrace, balcony).

When deciding on such investment, you must remember to add the cost of finishing the apartment in the developer's standard. This one, depending on the size and, above all, the needs of future tenants, will be a time-consuming task for which you will allocate a significant part of the budget.


The cost of finishing an apartment in a developer standard will include:

  • cost of building materials,
  • cost of interior design (furniture, home appliances, accessories),
  • remuneration for service providers (renovation team, plumber, electrician and, initially, interior architect).

Developer's condition of the flat - what should it cover?

As mentioned before, defining the developer status can be a bit of a problem.

 

However, it was assumed that the flat in such condition has:

 

  • plasters inside and outside the apartment,
  • windows and window sills (both inside and outside the apartment),
  • walls ready for painting (often covered with one layer of white paint)
  • floor spout,
  • installation: electricity, heating, plumbing, ventilation,
  • entrance door to the apartment,
  • finished common space for residents, i.e. staircases, elevators.

 

Additionally, as long as the property has additional amenities, it may also include:

 

  • finishing of basements and storage rooms,
  • finishing of underground garages,
  • finishing the playground adjacent to the apartment,
  • the commissioned electric vehicle charging station.

How to collect an apartment in a developer standard?

The basis for such procedure is the aforementioned sales contract (or a preliminary contract), which will direct the buyer and suggest which elements to pay special attention to.


It is worth paying special attention to the type of materials used and their quality. The future owner of the apartment should also pay attention to the quality of wall and floor preparation: whether the developer has complied with the provisions sanctioned by the contract, related to, for example, the type of their covering and preparation.


Acceptance of an apartment in a developer standard should also include checking the infrastructure of the apartment - a system of heaters, window sills, railings (if the apartment has a balcony). It should also be mentioned that, depending on the provisions of the contract, the interests of the buyer are also ensured by the insurance period for the flat in the developer's standard.

Developer status and a turnkey flat - differences

The housing market, apart from flats in the developer standard, also offers turnkey investments. Unlike the first option, this type of apartment is fully or partially suitable for living.


Investors usually offer several standards of a turnkey apartment. Usually, such a solution involves basic renovation of the apartment - laying tiles and floors, painting the walls, installing doors with frames and white installation in the bathroom. Depending on the developer's offer, residents can also count on a fully equipped apartment, which also includes furnishing it.


Although turnkey apartments save future tenants some time, they have some basic disadvantages:

  • It does not allow for any arrangement of space. Buyers usually have no influence on the materials and finishing elements selected by the developer.
  • They do not guarantee the quality of components used during the renovation. Future tenants have no influence on the selection of furnishings and their quality control.
  • Turnkey apartments are much more expensive and, often, their price per square meter exceeds the value of the equipped apartment.
